RYDA and Abramson Architects
In collaboration with the downtown-based development group RYDA, Abramson Architects has transformed a 1930s auto body shop into a vibrant 19,200-square-foot mixed-use space. This art-deco-inspired development features expansive storefronts ideal for cutting-edge retail and restaurant brands. The design, now known as 3300 Sunset at Sunset Row in Silver Lake, boasts restored bow truss ceilings and meticulously preserved original details, creating a new cultural hub. This project exemplifies adaptive reuse, breathing new life into an obsolete structure while preserving its architectural charm. The renovation features 12,600 square feet of retail and restaurant space, combining new designs while maintaining original integrity.
“They’re really driven to come to these neighborhoods and find an opportunity to upcycle a building,” Marco Marraccini, a partner at Abramson Architects, said regarding RYDA’s choice to repurpose underutilized properties. “Take something that has good bones and a good concept and turn it into something that will create a lot of activation and community engagement.” @labusinessjournal
“What we always try to do is find what’s at the heart of a building,” Marraccini said. “Automotive facilities are actually pretty good buildings to transform into retail because retail you want big storefronts, and with an automotive facility you have big garage door openings, which are practical. The structure is already there. You just have to take out the garage doors and replace them with beautiful steel storefronts. It can be pretty transformative.” @labusinessjournal
Complete Silver Lake Experience
Aside from revamping the storefronts and adding bold signage, little was altered to redefine the building, leaving much of its historical allure untouched—like the striking bow truss ceilings and sleek Art Deco facade. Abramson Architects are particularly thrilled by the 6,500-square-foot courtyard, designed to dissolve the boundary between public and private realms. Nestled just off the bustling artery of Sunset Boulevard, the courtyard’s desert landscaping aims to entice the community and foster a pedestrian-friendly vibe. The skeleton of the project was completed last November, with leasing underway, tenant customizations in progress, and several storefronts such as New Balance, Malin + Goetz, Veo Optics, and Baggu already welcoming visitors. Parking is available next to Sunset Row, and we all know that the neighborhoods are packed and the meters are nearly impossible to read! I parked on Michelterana Street and loved the walk down under the canopy of trees, admiring the 1920s Spanish architectural bungalows.
